Job Description


Title And Curative Specialist


Scope of Position
The Title and Curative Specialist will be primarily responsible for working with corporate legal department, title insurance companies, project developers/managers and acquisition staff to research, identify, draft, and obtain cures to title defects and coordinate ALTA survey for real estate in development sites in the Region, and other land-related tasks as needed.


Reports to: Regional Manager
Location: Portland, OR


Working Conditions
90% of the time is spent in the office environment, 10% of the time is spent in the field traveling to project sites, land owners, title insurance companies within the Region and to the home office.


The position is classified as exempt.


Responsibilities
  • New Acquisition
    • Work with development team to identify potential landowners and obtain ownership information
    • Search public records for ownership deeds & potential encumbrances
  • Projects in Development
    • Work with corporate legal department, project developers, title companies, and surveying and other contractors on land and lease issues such as:
      • identifying encumbered land and obtain preliminary title commitments
      • drafting documents for new landowner participation
      • soliciting and organizing bids to select title insurance company
      • preparing and obtaining necessary signatures curative documents
      • soliciting and organize bids for ALTA survey for projects in development; selecting and coordinating survey services
      • identify title defects, and necessary cures, and surveys
    • Work with Bureau of Land Management and other city, county, state and federal agencies on land-use applications.
  • Record Keeping & Reporting
    • Maintain records of completed and outstanding cure efforts
    • Maintain regional office land documents
    • Coordinate tracking and triggering of landowner payments
    • Organize distribution of documents to title insurance company/survey company
Qualifications
  • B.A. or Equivalent
  • Five years experience in title insurance, escrow, real estate, or leasing contract management
  • Ability to multi-task; problem solver; ability to take initiative
  • Task & detail oriented; strong organizational skills
  • Ability to learn industry quickly
  • Ability to work as a team player, yet also able to handle working alone
  • Renewable energy experience a plus
